Building With 24 Apartments Planned For Village's 'Gateway'

A developer is seeking a zone change that would allow for the construction of a three-story, mixed-use building with 24 apartments just outside of Huntington village.

Applicant Peter Pastorelli is requesting the zone change from the town board.

Pastorelli, who is also the managing partner of the Ice House apartment building on Stewart Avenue, wants to re-zone the 1.06-acre property at 431 New York Ave, which is currently split between C-6 and R-5, to entirely C-6.

The plans call for demolition of the existing building, where Sobel Service Center vacuum store operated, and a shed.

The demolition would make way for the new building with 5,000 square feet of retail space on the first floor, and 24 apartments divided evenly across the second and third floors.

The retail space accounts for around 50 percent of the total first floor area; plans call for the other half of the first floor to be used for 19 parking spots.

The planning board heard an introduction to the application during last Wednesday’s meeting. Board members will now review the plans before offering recommendations to the town board in regards to the proposed zone change.

Several planning board members, including Chairman Paul Mandelik and newly-appointed Vice-Chairman Paul Ehrlich, raised concerns about the “institutional” appearance of the proposed building on a property that serves as a “gateway” to Huntington village.

Huntington-based attorney Jim Margolin, who is representing Pastorelli, said the project has been modified in response to input from the community. Pastorelli reportedly moved to reduce retail space from 10,000 square feet to 5,000 square feet, and removed a planned rear access to the property from Crescent Drive.

The town board has not yet set a date for a hearing on the proposed zone change.
