Lottery To Choose Affordable Home Buyer
/The Town of Huntington is now accepting applications in a lottery for an affordable housing unit in a soon-to-open community in Greenlawn.
The lottery, which will be open to online applications through Aug. 17, was announced last week by Huntington Supervisor Chad Lupinacci. Up for grabs in the first phase of the Harborfields Estates is one of the four-bedroom, 2.5-bathroom, single-family homes, which is expected to be move-in ready later this year.
Entrants must meet the income and asset guidelines to enter the lottery.
Maximum permitted income varies according to household size: one person, $61,350; two persons, $70,100; three persons, $78,850; four persons, $87,600; five persons, $94,650; and six persons, $101,650.
The above figures include all income, including overtime, bonuses, pensions, social security, 401K distributions, tips, etc. The gross income of all adults that will be living in the affordable household (over the age of 18) will be calculated and cannot exceed the maximum income shown according to the family’s size.
“This is a very unique opportunity for a first-time homebuyer,” Lupinacci said. “The exterior is beautiful and I cannot wait to see what it looks like when the interior is complete.”
The town’s Community Development Agency director, Leah M. Jefferson, said, “I would encourage everyone interested to apply – don’t let the fact that there is one unit available in the lottery discourage you from applying. This is an absolutely gorgeous home.”
The Pulaski Road home is priced at $221,600. Real estate taxes on the unit are estimated to be $6,000 annually and estimated HOA fees will be approximately $460 annually, billed semi-annually.
Priority will be given to applicants who are residents of the Town of Huntington or who are employed by a business or entity that maintains a verifiable physical location within the Town of Huntington, or non-residents who have parents, children, grandchildren or grandparents who are residents of the Town of Huntington.
Town officials said that applicants who do not meet the above criteria are also welcome to enter the lottery.
A non-refundable application processing fee of $26.50 must be paid online with submission of the application. All applications must be submitted online via Huntingtonny.gov/harborfieldsestates.
Eligible applicants will appear in list form on the website on Friday, Aug. 31.
Questions regarding application guidelines can be directed to the Huntington Community Development Agency, which can be reached at 631-351-2884.
