Hearing On Zone Change Application Nears

A proposal to rezone a northern Huntington property to pave the way for a planned apartment building will be the subject of a public hearing before the town board next week.

Applicant Peter Ambrosio is asking the board to approve a R-5 residence district to R-3M Garden Apartment Special District for 20 Creek Road.

An application for the property received by the town planning department in May calls for construction of a two-story wood frame structure consisting of four two-bedroom apartment units. The property spans .31 acres.

Plans also call for the residential structure currently standing on the property to be demolished, according Huntington-based attorney Ryan Brown, who is representing Ambrosio.

The property is bordered on both sides by properties that are part of the Creekside of the Harbor housing development, a stretch of which has already been developed. A second, planned phase of the development that calls for 14 more apartments was recently denied variances by the town’s zoning board.

Brown said his client’s plans are not part of Creekside of the Harbor.

He added that he does not think the zoning board’s recent decision will impact the town board’s decision on the proposed zone change.

“The two neighboring parcels are already zoned R-3M,” Brown said. “I think it would only make sense that they would zone it the same.”

The public hearing is scheduled for Tuesday, March 20, 7 p.m. at Huntington town hall.
