The Huntington zoning board approved parking and signage relief needed for an Illinois-based developer to move ahead with plans to replace the former Sears building in East Northport.

Seritage SRC Finance wants to build an AMC movie theater, 24 Hour Fitness gym and retail space across the former Sears location, which is part of the Huntington Square Mall complex at 4000 Jericho Turnpike.

The two-story, 181,369 square-foot building has been empty since September.

Plans submitted to the Huntington Planning Department earlier this year detail a small addition to the building, and repurposed exterior.

The planned movie theater would span 2,081 square feet on the first floor and continue across 52,118 square feet of the second floor with 987 seats, plans show.

The fitness center and retail store would also span both floors, according to plans, with the fitness center accounting for a total of 39,384 square feet, spread almost evenly.

The retail space would span 856 square feet on the first floor and 11,132 square feet on the second.

Huntington-based attorney Michael McCarthy, who is representing the developer, said that with zoning board approval an amended site plan will now go before the planning board. McCarthy said the paperwork was submitted last Friday.

“We anticipate that the planning board will receive the plans well, and there shouldn’t be any objections to what they are seeing,” McCarthy said.

A hearing date before the planning board had not been set as of deadline Wednesday, but McCarthy said he’s hopeful the board will grant approval in January or early February.
