Rezone Sought For More Apartments

The planned second phase of apartments for Creek Road in Halesite requires a zone change before the developer can move forward.

Plans for 14 apartments, a mix of two- and three-bedrooms, across four plots requires an R-5 Residence District to R-3M Garden Apartment Special District zone change.

Attorney William Bonesso, representing applicant Creekside of the Harbor Phase II, said during a hearing at Tuesday’s town board meeting that the project is a continuation of the complex east found of the second site, near the intersection with Hill Place, where a 19-unit complex currently stands.

Bonesso added that minor variances are required for setback requirements and parking stalls. He said plans call for 33 parking spaces – 28 are required by town code – and added that the project abides by affordable unit requirements, with such units being identical to the standard, market-rate units.

He said there will be two-bedroom, two-bathroom units and an integrated parking garage on the first floor. The second-floor will have three-bedroom, two-bathroom apartments.

“We feel that this is a harmonious use, it’s a use that’s already existing, and we feel it’s appropriate,” Bonesso said.

Another speaker, George Carbone, said he lives on the western border of the project and has concerns about water runoff, looking to the high water table leading to drainage issues.

“I hope some serious thought goes into this potential bigger problem, whether above or below the ground,” Carbone said.

Previously, Bonesso said that the applicant is committed to retaining all water on-site.
