Developer's Plan For Eight-Lot Subdivision In Halesite Advances

The Huntington Planning Board gave preliminary approval last week for a planned eight-lot residential subdivision in Halesite.
Plans call for the eight lots, which range in size from 0.3 acres to just over 1 acre, to be spread across a 5.6-acre property at 1 Noyes Lane.
Amityville-based Halesite Homes LLC owns the residentially-zoned property.
The plans also call for the construction of a cul-de-sac, to be called Jeanne Marie Court, to provide access to the new lots from Noyes Lane.
Planning Board Chairman Paul Mandelik said during last week’s hearing that plan has been before the board several times.
“We’ve had members of the community speak and there have been adjustments made by the applicant, so everything is in conformance,” Mandelik said.
Following a planning board public hearing in November, the site plans were adjusted to provide for additional drainage for the uphill portion of the Noyes Lane property, as mandated by the Huntington Highway Department.
Plans have consistently called for portion of the property to be designated as a conservation area. The current rendition calls for 2.2 acres of the property to be left undeveloped.
Next up, developers will seek final subdivision approval from the planning department before construction can begin.
